How much does a steel building cost in 2026?

Kit-only pricing runs $17–$30 per square foot. Erected adds roughly a third. Turnkey with slab and buildout runs 1.6–1.8× the kit. Here's what moves each number.

The honest answer is that a steel building has three prices, and vendors quote whichever one makes their number look best. Compare scope before you compare dollars.

The three prices

  • Kit only: the frame, panels, trim, fasteners, and sealed drawings, delivered to your site. $17–$30 per square foot for most buildings.
  • Kit plus erection: add roughly 26% of the kit price for labor, plus crane and lift equipment. A 40×60 typically lands $88,000–$118,000 in most US markets, with coastal and heavy-snow regions trending higher.
  • Turnkey: add the slab, site prep, and any interior buildout. Expect 1.6–1.8× the kit price.

What actually moves the price

  • Eave height. Every foot above 14' adds roughly 2% to the frame cost because columns and wind bracing grow with it.
  • Clear span. Below 50 feet the frame is cheap. Above 80 feet the rafter sections get deep and heavy fast.
  • Snow and wind loads. A 25 psf ground snow load in Cleveland is a materially different building than 10 psf in Nashville.
  • Openings. Every roll-up door adds framed jambs and headers, not just the door itself. Budget $3,500–$4,500 installed for a 12×14.
  • Finish level. Standing seam roofing runs about 18% over PBR panel. Closed-cell spray foam runs three times a blanket system.

A worked example

A 40×60 workshop with a 16' eave, R-13 insulation, one 12×14 roll-up, one walk door, two windows, and gutters prices out near $118,000–$132,000 delivered and erected in central Ohio, or about $49 per square foot. Move that same building to a 30 psf snow zone at a 24' eave and it climbs past $150,000.

Where budgets go wrong

The two line items owners forget are the slab and the site. Concrete runs $8–$10 per square foot on a typical thickened-edge slab, and site prep runs $3–$4 more. On a 2,400 sq ft building that is roughly $30,000 that never appeared in the kit quote.

Common follow-up questions

Is a steel building cheaper than a pole barn?

At small sizes a post-frame building is usually cheaper. Past roughly 3,000 square feet, or any time you need a clear span over 50 feet, pre-engineered steel typically wins on cost per square foot and on long-term maintenance.

Does building cost per square foot drop with size?

Yes. Fixed costs — engineering, mobilization, freight — spread across more area, so a 60×100 usually prices lower per square foot than a 30×40 of the same specification.
